I just met for a networking cup of coffee with Sari Esnard, an Agent with Knutsen Insurance , www.KnutsenIns.com, her email is SEsnard@KnutsenIns.com . I love that she gave me a sheet she has put together for me to share with homeowners about homeowners insurance, flood insurance, earthquake insurance, and landslide & mudslide insurance! All important issues to consider for client insurance needs. I left spending coffee with her a little smarter, and much more aware of the changing insurance needs for my clients. I am a Realtor, so I'm not in the business of selling insurance, but I'm always networking and developing trusted relationships with others, grateful she asked me to meet with her today. The following is a some info that may be helpful to others about flood insurance. Flood Insurance is a separate program through the National Flood Insurance Program (NFIP). A lender will require flood insurance if your home is on a special hazard floodplain. You can check NFIP's Website: www.floodsmart.gov
* Ask your lender for the Flood determination Zone, your rate will be based on this zone
* Ask the seller if they have an existing Flood policy in force, this may be transferable depending on the insurance company.
* Depending on the construction date of your property and the Flood Map date you may be required to provide a Flood Elevation Certificate. This can be obtained by calling a local land surveyor. The about cost for a Flood Elevation Certificate is $400-$500.
